Planning Commission to Consider 82 Single Family Homes Along Irvine Blvd

On October 19, 2023 at 5:30PM the Planning Commission will be considering the development of 82 detached single-family residences in Development District 4 of the Great Park Neighborhoods, Planning Area 51 (Great Park). The project site is located west of Irvine Blvd, south of Cultivate, north of Pusan, and east of Episode.

Background

From Great Park Neighborhoods Lose a Food Hall but Gain a Luxury Fitness Center:

On October 3, 2019, the Planning Commission voted in favor of FivePoint’s request to replace the planned “food hall in a repurposed military warehouse and a series of military-themed Quonset hut designed tenant spaces” which was approved in 2015, with Life Time Fitness Center including a 4-story parking structure and a private road. The area directly adjacent to LifeTime Fitness was planned to be 95 residential units.

The above image shows the street view from Irvine Blvd. In the 2019 approved project, the top of the Health Club would be approximately 45’ above Irvine Blvd. Roofs of the proposed residential development in the proposed project would only be approximately 20’ above Irvine Blvd and of similar scale as the rest of the homes along Irvine Blvd.

A retail center is being developed in District 1, which is approximately 1.5 miles from the District 4 site. Residents can access the retail center via roadways (via 3 roundabouts and no stop signs) or via an off-street trail (Yellow dotted line = Roadway. Red dotted line – Trail).
